



D&G’s first multifamily construction project, the business development department started looking for lots properly zoned and well located to lots to buy to build duplexes on back in 2004. Dustin Collett, President of business development, located 9 lots in the Broadmoor addition of fort worth. These lots located just 6 miles west of downtown Fort Worth were in a prime location and priced very reasonably. Soon after purchasing the 9 lots, we were able to acquire more by word of mouth that we were buying lots for a fair price. After building and selling 21 duplexes and creating a feeding frenzy for investors and builders alike we decided to move toward buying raw land and developing our own deed restrictions to prevent cannibalization of rents by competing, less quality builder/investors.
The duplex floor plan built on these lots was 2150 sq ft giving tenant a 3 bed 2 bath lay out with a 1 car attached garage. The project is still a success and builder/investors are still buying in the addition 12 months after D&G sold their final duplex. Rents range from $875 per unit ($1750 building) to $925 per unit. Duplexes sale prices ranged from $165,000 to $175,000.
